What are measurement services?

Home measurement services are just what they sound like: Based on what you want, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, an appraiser measures the property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like stairs, patios, and fireplaces. They may make a rough sketch of the property. Then, the appraiser develops a report and detailed sketch showing the total living area and the general layout of the house. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are floorplan services needed?

Property taxes

Tax records frequently reflect inaccurate square footage because the values can come from several sources, and occasionally go unverified — meaning you may be taxed for more square footage than you own! Unless an appraiser has executed a recent evaluation or measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before attempting to challenge what you're taxed. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a property

A measuring service can secure a fair price for your property. Area is one of the biggest elements potential buyers consider when purchasing a house — but since these values are frequently approximated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of your property as well as the number of interested buyers. The only sure method of using an accurate GLA when listing your home is to refer to a previous appraisal or home measurement service executed by a certified appraiser (after any remodeling that may have affected square footage).

For real estate professionals

To ensure that your client's home closes at a price that appropriately reflects true market value, we recommend asking for a measurement of the property. Your clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tactic to interest potential buyers since they can review the layout and attributes of the home before and after a tour.
